Your Claim led the negotiation and repair of a fire damaged semi-detached house in central Leeds. The landlord – who was residing in London at the time – needed help liaising with his insurers and recovering the losses caused by a chip pan fire in the property’s ground floor kitchen.
Although the fire damage was relatively minor, the smoke had affected every room. The kitchen and the kitchen ceiling were damaged to such an extent that they were no longer repairable, therefore they needed to be removed and fully reinstated. Several of the electrical circuits had been fire damaged and the wall mounted boiler in the kitchen was heat damaged to the extent it could no longer be certified safe to use. Adding to the problem, we also experienced fly tipping, break-ins and squatters after the initial strip-out.
As always, we negotiated a thorough scope of work with the insurer’s surveying company. We secured the services of an excellent local carpenter, who coordinated many of the local trade packages and played a central role in enabling us to project manage the repair remotely. Our team did visit the period periodically to ensure key milestones had been achieved.
The property benefited from new kitchen and appliances, a new boiler, new windows and a new front door, a full electrical rewire and accompanying certification, decoration throughout, and new cosmetic flooring on all three floors, including the common stairwell. We also arranged loss of rent for the landlord, which included payment for his council tax liability, for the 9 months that the property was not in use.
